Understanding the Home Building Process

With a homesite chosen, it’s time to start designing your home. Once the Design Agreement is signed, our in-house team of architects will sit down with you and discuss what you want and need in a home. We don’t just focus on the visuals; our architects talk with you about your lifestyle and what you’re looking for in your new home. In less than a week, we’ll have an initial plan drawn up. From there, we fine tune the layout and style until we agree on a final Design Development set of plans showing the interior and exterior of the home. Once that is approved, we work up a detailed cost estimate for your home.

We offer you options on how you want to handle the cost estimate and pricing. A fixed price agreement gives you a detailed list of allowances for items you select, such as cabinetry, tile, fixtures, and other finishes. Alternatively, if you want more flexibility, we can work under an open-book, cost-plus arrangement. Once the pricing option and cost estimate is agreed upon, it’s time to sign a Building Agreement.

Now is when the design drawings become full working plans, which includes a 3D walkthrough with you and our in-house interior designer to really get a clear vision. This makes it easier to fine tune any last details and make those final tweaks to create your dream home.

With final approval of the plans, it’s time to move on to permits and engineering. We work together with you to confirm the final location of the home on the lot, and any necessary tree clearing, as well as grading.

At the same time, our interior designers are setting up meetings with you to go through selecting the various finishes and more for your home. They can take your vision and help guide you to create a unified but unique interior. You’re welcome to bring your own designer, of course, and our team will work with them to coordinate pricing and implementation.

With all permits and preparation done, it’s time to start construction. If all goes according to schedule, the entire construction process typically takes 9-12 months, depending on the individual project’s size. As well as having a construction manager and interior designer working with you throughout, we also use a software platform called Buildertrend that keeps you up to date on schedule, costs, choices, etc.

With construction completed, you’ll go through a series of walkthroughs to make sure everything is as agreed, and we welcome third-party inspections for your peace of mind. With that, it’s time to close and connect with the warranty manager to get you through the 1-year warranty period.
